Broker Co-operation

Four Seasons Real Estate with James Bednar as Auctioneer, is offering the opportunity to use the advantage of Auction Sales to help get your property or listing sold. As an agent, if you have a property that needs to get sold, the Auction Advantage may be the answer. We are offering our services, not only to our listed clients but to co-operating brokers also. If you and your sellers have an interest in how the auction process works, we will meet with you and your client and explain all the details.

Our Broker Co-operation concept is relatively simple. If you have a property listed, it is not going to cost your seller any more to use the Auction Advantage. There are no additional costs, other than the commissions you have already negotiated. It gives you an opportunity to provide creative solutions for your Seller and provide additional exposure they cannot get in the traditional real estate market system.

The following are some basic guidelines that will govern the compensation to be paid on an Auction Advantage Sale.

  1. The Auctioneer will charge a buyers premium to compensate and offset the costs of the auction. This premium will be determined on a case by case basis.

  2. The listing agent may continue to market the property and the seller can be presented and have the right to accept written offers up to midnight of the day prior to the sale. On the day of the sale, all offers will be considered a bid on the auction. The highest offer written or made prior to the start of the auction on the day of the sale will be the opening bid.

  3. All bidders must register for the auction. All bidders that register without an agent present shall be limited agent clients of the REALTOR/Auctioneer.

  4. Licensed agents who attend the auction with their clients may register them as bidders and receive the published sales commission minus 10% of that commission. Agents who have shown the property to clients or written offers from clients prior to the day of the auction, will be notified that they will forfeit procuring cause if their clients are not represented and registered by them on the day of the sale.
