Welcome to Four Seasons Real Estate! We are approved by the Department of Housing and Urban Development, (HUD), to assist individuals and investors in purchasing HUD Owned Homes in Indiana and Illinois.
HUD Owned Homes can be found in a wide variety of areas, prices, sizes, styles and condition. Prices on HUD Homes are usually priced to sell quickly and can result in huge savings to purchasers. Properties in need of repair can be purchased at liquidation prices for those with the ability to rehabilitate them.
HUD Homes can only be purchased through HUD Approved and Registered Brokers. In order to purchase a HUD Home, you must either be pre-approved for a mortgage loan or have sufficient funds to purchase them in cash. Many of the homes are eligible for FHA financing including programs that provide funds for repairing and updating them. We can introduce you to our preferred lenders to assist you in getting loan pre-approvals and determine which type of financing is best for you.
First priority is given to purchasers who intend to live in the homes. Government and non-profit organizations are also given special consideration. New listings can only be purchased by owner occupants, government agencies and non-profits for the first 10 days they are offered for sale. If they are not purchased during that 10 day period, they are opened up to all purchasers. Even after the 10 day period, owner occupants are usually given priority. As approved HUD brokers, we can submit your offer and prepare all the necessary documents needed to purchase a HUD home. We can provide you with all disclosures available including a complete condition report on the home that was prepared for HUD.
